Here is a summary of the rules we ask all tenants to follow to create a safe and respectful space.
We understand people have busy lives and have a “live and let live” philosophy. This is why we make every effort to spell out the expectations upfront and then encourage people to understand them so there are no surprises prior to move-in.
No outside shoes in the house - please wear socks, bare feet, or indoor slippers.
Please lock the front door on your way out.
Turn utilities off when not in use (e.g., lights, fans, etc.).
The common areas are used by all, so everyone should be willing to pitch in as needed (e.g., clean up after yourself, take out the trash, etc)
No drugs of any kind. Smokers / vapers are asked to take it outside on the sidewalk and dispose of their cigarette butts in the trash.
No pets/animals, sorry! (helps to keep allergies at bay)
No parties as a general rule. Instead, you are encouraged to support the local economy by visiting many of the fine dining establishments in the area that would happily host your party!
Do not engage in "scope creep" (e.g., assuming a privilege where none exists)
Trying to "hack" into security / networked systems is not permitted.
In general: Non-overnight guests are allowed one day per week after a brief time period (60 days) for new tenants. No overnight guests for the first 3 months and then only for a fee and with the tenant providing advance notice following the process in the house rules (the fee is typically slightly lower than the local market short-term rental nightly rate and is in the lease) to manage the shared bathroom situation. We understand life happens and exceptions for special circumstances may be granted with advance permission from the property manager.
